Project Control, a subsidiary of Raba Kistner, is a premiere Owner’s Representative, Program and Project Management firm.

Project Manager Primary Function

Assist Program Manager/Director to extend clients/owners capabilities in the project organization, planning, programming, administration, and design/construction management of buildings, infrastructure, and facilities. Works on entire range of project activities from start to finish as appropriate (initiation/feasibility, planning, design, construction, start-up, acceptance and turn over, close out) utilizing project management tools, techniques, procedures, and processes, with the goal of meeting or exceeding project objectives (scope, schedule, budget, quality, and client/owner satisfaction). Observes construction to verify the contractor is maintaining the published schedule and quality control efforts. Manages and schedules project meetings and creates minutes and action items to track and follow through to completion to ensure all project members are fulfilling their assigned requirements.

Principal Duties & Responsibilities

EMPLOYEE SHALL HAVE THE FOLLOWING MINIMUM DUTIES:

Contributes to a teamwork approach to the project.

An advocate for the owner and makes recommendations to the owner relating to owner’s best interests.

Develops on-going communications between all parties.

Participate in learning opportunities.

Assists Program Manager with development of project requirements, budgets and schedules.

Follows developed project plan.

Assists with the development of contracts and terms and conditions.

Assists with the development and maintenance of the risk register.

Assists with development of project quality plan including quality control and quality assurance during design, construction, and commissioning.

Assists in the selection criteria for design and construction resources and assist in evaluation and negotiations.

Coordinates design activities.

Represents the client/owner as requested in all meetings.

Assist with furniture, fixtures and equipment requirements and coordination for incorporation in the project.

Assists or conducts project related meetings.

Prepares monthly reports and detailed minutes of Project Meetings in a timely fashion.

Reviews project drawings and specifications.

Reviews contractor’s construction GMAX pricing, proposed subcontractor buy-out, RFI’s, change order pricing, submittal status, and reports.

Reviews A/E additional service requests.

Monitors scope, schedule, budget, and quality for variance and corrective actions.

Provides timely reports and notices to all stakeholders on project requirement, scope, schedule, budget, and quality.

Keeps Direct Report informed on project status, risk issues, and corrective actions.

Assist Senior Project Manager.

Assists with participation and support of company’s strategic plan initiatives in committee or lead role.

Assists with business development, as required.

Other duties as assigned by Direct Report.

Employee Shall Possess The Following Minimum Qualifications

High School Diploma or GED Certification.

Working knowledge of Microsoft Office Suites.

Shall possess a valid driver’s license within the applicable jurisdiction and meet Company’s auto insurability requirements.

The Following Certifications And Training Are Highly Preferred

Bachelor’s degree in architecture, engineering, or construction management.

Ten (10) years’ experience in construction management.

Project Management Professional (PMP).

Project Management Software.

Successful applicants without the above certifications or training may be required to pursue successful attainment of the certifications. Related experience may be substituted with the approval of the client.

Working Knowledge Of

Construction principles, practices and methods as relates to project type.

Construction means and methods for project type.

Development of project management plans and components.

Risk registers.

Communication plans.

Document control and management systems.

Contract documents for design, construction and consultants.

Procurement methods.

Understanding of construction cost estimating.

Scheduling and scheduling software.

Project performance analysis including variance, earned value, projected at completion.

Change control systems and processes.

Request for information process and procedures.

Value engineering process.

Internal Corporate safety plans, training and reporting.

Knowledge of design phases and process.

Ability to comply with all attendance requirements as noted in Corporate Policy Manual.

Ability To

Communicate effectively both written and orally (to communicate problems, status of work, daily reports, etc.).

Lead.

Plans/forecast to create opportunities for project outcomes to exceed owner’s expectations and avoid potential problems.

Decision make.

Plan and organize to include budgeting and scheduling.

Conduct meetings (agenda, minutes, frequency and attendees).

Troubleshoot and problem solve.

Identify and resolve conflicts.

Negotiate.

Monitor and control project (scope, schedule, budget and quality).

Follow oral and written instructions.

Prepare maintain records and reports.

Read and understand plans, specifications, instructions, reports, etc.

Change order management.

Required To

Present a professional appearance to best represent the firm.

Wear Personal Protective Equipment (PPE).

Comply with all attendance requirements as noted in most current edition of The Employee Handbook.

Physical And Working Conditions

May work protracted or irregular hours. Flexibility to work irregular hours due to client needs. Work responsibilities require out of town travel to Raba Kistner offices, client offices and project locations.
