- Description:* Project/Construction Managers to serve world-class cutting edge academic research and teaching facilities including new construction, building renovation, and complex infrastructure projects The Project Manager provides the planning, coordination, and direction for project management activities to ensure they meet owner needs, specifications, cost, and schedule. May supervise office/field administrative staff, project/field engineers, assistant project/construction managers, and other assigned staff.
Essential Duties & Responsibilities Ability to standalone on a project and direct the project team. Responsible for working with state agency officials like HCAI (formerly OSHPD), DSA, and AHJs to ensure compliance and safety Possesses design-phase, RFQ/P, bidding and construction management experience on a variety of projects. Has functional knowledge of contracts, drawings, estimates, and specifications to ensure relation and compliance to construction/project requirements. Ability to review and negotiate change orders. Manages all aspects of construction, including close-out activities (punchlist management, warranty paperwork, as-builts and all pertinent turnover documentation). Has experience with database project controls software systems. Provides management support for the client to coordinate, direct and monitor activities of contractors/subcontractors, engineers, architects and related performing entities. Provides project controls, cost, and performance activities and procedures support and administration. Assists the project team with tracking of the construction progress/schedule, verifying field conditions against approved drawings, processing of PCO (Potential Change Orders), Submittals and RFIs. Organizes and maintain all records, correspondence, contracts, research analysis, and all other material related to the design, bidding, and construction. Tracks and maintain logs of submittals, RFI’s, construction change documents, change order requests, and approved change orders. Certifies and track monthly progress payments. Coordinates special inspections with onsite contractors. Evaluates and understands basic construction means and methods. Responsible to communicate effectively with project stakeholders regarding program, design scope, budget, schedule, and construction impact Responsible for execution plan including schedule development and management Maintains project photos and daily reports. Assists with scheduling of inspections. Ensures project management plan and procedures manuals are developed in accordance with contract requirements. Assumes the lead in project meetings, and supervises work of others to include documentation, administration, and tracking of relevant information and statuses, and follow-up on action items of all participants. Prepares accident/incident reports and performs follow-up investigations. Consistently follows the organization’s safety policy, promoting a positive and collaborative safety culture. Oversee monthly contractor payment application reviews Oversee project and program scheduling, estimating, and execution plan support Oversee quality control and quality assurance on a daily basis at the construction site Coordinates contractor close-out activities. - Additional Skills & Qualifications:* We are looking for passionate candidates that are flexible, experienced in planning through closeout, expertise in infrastructure, and are familiar or have experience with Lean Principals and Practices, BIM, and LEED.
Must be a creative critical thinker with Individual skills, and possess the ability to Influence without authority. Bachelor’s Degree with emphasis in technical disciplines such as Engineering, Construction Management, Architecture, or equivalent technical area of study is with 7 years of experience in management of construction, engineering or architectural related projects is required OR Bachelor’s Degree with emphasis in business disciplines such as Business Administration, Accounting/Finance, or Management with a minimum of 9 years of experience in management of construction, engineering or equivalent technical projects Project/construction management experience with projects focused on Mechanical/Electrical/Plumbing, Energy Upgrades, building renovation, and HCAI (formerly OSHPD) review, including expertise in, scheduling, estimating, project execution plans, and Lean Processes. Experience with the USGBC LEED rating system is also preferred. Advanced knowledge and application of construction estimating, cost, project controls/scheduling, documentation, engineering and construction principles, techniques, materials, applications, and practices. Thorough understanding of contracts, documents, drawings and specifications. Strong computer skills and proficiency in Adobe Acrobat, Excel and Word, and applied experience in project related systems such as accounting/cost software, scheduling programs and documentation tracking systems Experience with overall construction management on complex projects from pre-construction through final punch-list and delivery.
